Rent your apartment sustainably

When you sign a management mandate with Affinity Home, we take care of everything, including:

  • Advertising your property on our website and other reputable sites (Se Loger, Explorimmo, Bien Ici)
  • Organizing individual visits of your apartment
  • Conducting a complete review of the application file and verifying the documents (which we then send to you for validation).
  • You validate.
  • Conducting the entry inventory with supporting photos attached to the file
  • Estimating the best price while considering the specifics of your property

As part of a management mandate, we offer you the option to subscribe to the rent default insurance contract at a preferential rate of 2% of the rent, including charges.

Ensure monitoring throughout the duration of the lease.

We build a relationship of trust with all parties to ensure that the rental process goes as smoothly as possible:

  • Rent review and charge adjustments
  • Reporting water damage and monitoring repairs
  • Resolving various issues and determining the distribution of repair costs between the landlord and tenant
  • Issuing notice to the tenant by the landlord for reasons provided by law and at the express request of the owner
  • Receiving and notifying the landlord of a notice received from their tenant

  • Restoring the apartment with deductions from the security deposit for damages caused by the tenant, justifying and returning the security deposit to the tenant

Improve Your EPC Rating

Since August 25, 2022, if your property is rated F or G, you can no longer increase the rent of your apartment.
Improving your EPC is therefore essential to allow you to rent your property, which is why Affinity Home assists you in this process in 4 steps:

  • EPC study conducted by a partner diagnostician of Affinity Home
  • Analysis of the works, item by item, to be undertaken with a direct impact on the EPC and visualization of the score obtained at the end
  • Preparation of a quote by a partner company or any company of your choice
  • Validation of the quote by the landlord. Affinity Home will follow up on the work and ensure the EPC is updated with the target score.
  • Receipt of the work by Affinity Home on behalf of the landlord and re-rental of the property.

This assistance is billed in the same way as our management fees, 5% excluding VAT for an unfurnished rental and 7% excluding VAT for a furnished rental based on the amount of the works.
